Background

The City of Cockburn has received a proposal for a new Structure Plan for land located at Lot 559 (No. 332) Wentworth Parade, Success. Submissions on this proposal are invited from the community.

The City’s role is to assess this planning application against the planning framework and decide on an outcome. As part of this process, the community are invited to review the planning application documents and provide their feedback.

The City will consider feedback alongside the planning framework when assessing the application.


About this application

A structure plan coordinates the future development of land; what it will be developed for, and where infrastructure will go. If approved, this structure plan will replace the 2017 Structure Plan that currently applies to the land and will enable the landowner to subdivide and develop lots consistent with the principles within the structure plan.

This structure plan proposes:

  • Designation of most of the subject site as Residential at a density of R30
  • Serviced by a local road network and a small westward expansion of Wentworth Park
  • The Subdivision Concept Plan provided anticipates up to 22 dwellings being delivered in a variety of sizes and shapes, including compact, laneway and irregular or public interface lots
  • Use of the eastern strip of Lot 9073 Wentworth Parade (portion of the high-voltage powerline corridor – zoned Special Use 23 under the City’s Town Planning Scheme No.3), as part of the local road network.

The structure plan is guided by technical appendices addressing aspects of the proposal including subdivision design, transport impact statement, landscape concept plan and drainage management strategy.

This forms part of a Council Agenda report, which is available for public viewing (published on the City’s website). Please clearly state in your submission if you want your details to be kept confidential.

What will happen next?

After the comment period, City officers will make a recommendation for Council to consider. This recommendation takes into account a range of considerations such as planning guidelines and community feedback. Following a Council decision, the application will proceed to the State Government (Western Australian Planning Commission) for final determination on whether it should or should not proceed.
