Background
The City of Cockburn is proposing an amendment to Local Planning Policy 4.2 (LPP 4.2) Cockburn Central North (Muriel Court) Structure Plan Design Guidelines.
About the Amendment
At the 9 December 2025 Ordinary Council Meeting (Item 15.1.3), Council determined to advertise the proposed amendment to LPP 4.2. The amendment proposes the following changes:
- Introduce a 3m primary street setback in R25 density code area’s
- Adjust the minimum side and rear setback within the Mixed Business (Office/Residential) designation from 3m to ‘in accordance with the R-Codes’
- Adjust the rear setback within the Mixed Business (Non-Residential) designation from 10m to 6m
- Adjust the Primary Controls for all density
codes as they relate to Building heights by introducing Appendix 1 –
Building Heights Plan
- The north-west section of R60 density code is reduced from two storey minimum to one storey minimum
- Renumber remaining Appendices accordingly.
What will happen next
To help guide the City consider the proposed changes, the community is invited to share their feedback. Once the consultation period ends, the City will review all feedback and then make a recommendation to the Council, who will then determine the final outcome.
The amendment will also be referred to the Western
Australian Planning Commission, as specific provisions within the policy
(Building Height) require their approval prior to being endorsed by Council.
