Background

The City of Cockburn has received a proposed structure plan in respect to land located partially on Lot 11 and 74 Beenyup Road, Banjup and the balance title strip of land located at Lot 9046 Beenyup Road, Banjup.

Structure plans are a broad planning framework which guide the layout of future subdivision and development.

Please refer to the attachments for more information on the location, proposed zonings and rationale behind the structure plan proposal.

The proposed Structure Plan indicates:

  • On the area outside of the 'Water Protection' zone - Residential zoned land is proposed (a mix of ‘Residential R30’ and ‘Residential R60’), to enable the subdivision of land into housing lots.
  • Extension of the local road network from Prosperity Loop.
  • North to south road link from Gibbs Road.
  • Conservation reserves for ecological link and wetland buffer.
  • Public Open Space containing landscaping and local drainage basins.

Important notes:

  • The subject land is in private ownership, and no portion is classified as 'Bush Forever'.
  • The vegetated area to the south and west of the proposed Structure Plan area is a Reserve (Banksia Eucalypt Woodland Park, also classified as 'Bush Forever' as shown on the maps) will not be subject to the future development.

  • Lifting of Urban Deferment: A concurrent application for the lifting of Urban Deferment has been lodged with the Western Australian Planning Commission. View the Document Library to read more.

The advertising of this structure plan does not indicate any formal support of the proposal by the City of Cockburn or the Western Australian Planning Commission. Any responses received will be included within publicly available council reports unless marked as ‘confidential’.
