Background

The City of Cockburn invites your submissions for a Service Station at 803L Yangebup Road, Yangebup.

The currently vacant site is located on the south-western corner of Yangebup Road where it intersects with Durnin Avenue and forms the north-western comer of the Beeliar ‘Local Centre’ zone.

The proposal is comprised of:

  • A Service Station, which includes six fuel pumps and an additional convenience/retail component; and
  • Associated signage.

The use will be delivered to site under the ‘7Eleven’ brand name and intends to operate 24 hours/day, seven days a week. The development will entail a six-fuel pump service station with accompanying convenience retail, a concrete apron providing for vehicular movement (customers' car movements and fuel delivery trucks) and landscaping. A range of signage is also proposed, with the types, size and content typical of the signage associated with the use.

Access to the site will occur via a two-way driveway on Durnin Avenue and a two-way driveway on Yangebup Road. Service and delivery vehicles will arrive and depart the site via Beeliar Drive to the south, thus using the Durnin Avenue driveway to enter and Yangebup Rood driveway to exit, travelling only a very short distance on Yangebup Road.

The applicant has provided a Traffic Impact Statement in support of the application which concludes that the traffic impact of the development is deemed to be moderate and that the proposed development will not exacerbate any existing or potential future rat-running through local streets. The use is expected to generate approximately 35 trips in the morning peak period and 45 trips in the evening peak period.
