Background

The City of Cockburn invites your submissions for a revised Service Station proposal at Lot 803 Yangebup Road, Yangebup.

The use of the site as a Service Station was approved at the Metro South-West Joint Development Assessment Panel (JDAP) on 6 March 2018 (DAP/17/01335).

An appealed was lodged with the State Administrative Tribunal (SAT) in relation to two conditions, being conditions 2 and 6; these conditions relate to the operating hours and fuel delivery hours respectively.

Following mediation, the applicant has proposed revised plans and supporting information and your comments are being sought, prior to the matter going to JDAP for reconsideration.

The amended proposal is to operate the Service Station 24 hours, 7 days a week and have fuel deliveries between 7am to 10pm Monday to Friday and between 9am to 10pm Saturday and Sunday.

To accommodate the above, the applicant proposes the following changes:

  • An increase in the height of the northern boundary wall/fence with transparent panels above 1.2m;
  • A 2.6m high limestone noise wall to the northern part of the western boundary;
  • A new fuel delivery point with a new 0.8m high separation wall;
  • Detailed pedestrian treatments to the crossovers and footpaths; and
  • Revised landscaping to the verge, adjacent to the northern lot boundary.
