Background

The City of Cockburn invites your submissions for a proposed amendment to DAP15/021 at Lot 500 (3) Armadale Road, Jandakot.

Lot 500 (3) Armadale Road, Jandakot is zoned ‘Development Zone’ under the City’s Local Planning Scheme No. 3 and ‘Mixed Business’ under the Solomon Road Development Area Structure Plan. The proposed amendment seeks to:

  • Defer the progress of Building 1;
  • Relocate and change uses within Building 1;
  • Amend the footprint of Building 2;
  • Add a drive through coffee outlet;
  • Remove 'Consulting Rooms';
  • Add a 'Medical Centre' and ancillary pharmacy;
  • Change the position of the medical centre and offices to a central site location abutting the internal access road from Armadale Road;
  • Change the position of the liquor store and remove the drive through lane;
  • Amend signage;
  • Amend the internal road configuration and parking; and
  • Redefine the 'Showrooms' tenancies for bulky goods showroom uses.

Although a number of amendments are proposed, this application is being advertised because a 'liquor store' is considered a 'use not listed' and is therefore an ‘A’ use (discretionary and requires advertising) under Local Planning Scheme No. 3 in the all zones. The proposal seeks to change the size of the previously approved liquor store under DAP16/015 from 383m2 to 1250m2.

A preliminary public interest assessment report and a technical traffic note have been prepared by the applicant in support of the amendments to DAP15/021 and the previously approved liquor store.
