What changes are proposed to Town Planning Scheme no. 3?

    1.  Rezoning  from ‘Resource’ to ‘Development’ on the Scheme Map.
    2. Amending the Scheme Map to contain the relevant portions of Lot 5131 Jandakot Road, Treeby and Lot 705 Armadale Road, Treeby within a new Development Area, and reference this on the Scheme Map as ‘DA 44’.
    3. Amending ‘Table 9: Development Areas’ to include DA 44 as follows:

      1. An approved Structure Plan together with all the approved amendments shall be given due regard in the assessment of applications for subdivision, land use anddevelopment in accordance with Clause 27(1) of the Deemed Provisions.

       2. The Structure Plan is to provide for an appropriate mix of residential and compatible land uses. 

    Why is the City proposing to update Town Planning Scheme no. 3?

    The proposed scheme amendment will bring into conformity a recent change to the State-level Metropolitan Region Scheme (MRS), so that the City's Town Planning Scheme is consistent with and will not impede the implementation of the MRS. 

    The amendment will facilitate the ability for the landowner to lodge a future structure plan proposal for the subject land. The structure plan will designate road design, residential development and public open space. 

    The structure plan has not been lodged with the City as yet, but will be advertised in future to allow the public to view more detailed planning for the site.

    What impact will this change have?

    This amendment will allow the landowner to lodge a proposal (Local Structure Plan) that outlines more specifically what land uses will include, such as future road locations, residential lots and public open space. These proposals are required to be advertised for public comment. No plans have been received by the City at this point in time.
